Researching Neighbourhoods Using ViMO

There are so many reasons why you, as a real estate sales professional, may need to research an area – even an area that you are familiar with. Perhaps you are out seeing properties with a client or perhaps you are getting ready to list a property. In the past you likely prepared the property information using tools like MLS or GeoWarehouse when preparing to take a client out to see properties. You may have had a new listing, then you went to the house, took down the details and photos, only to have to return to the office to perform further research later.
The ViMO app solves this problem because you can perform many of these tasks from your tablet when on the go. You can perform research about a neighbourhood that surrounds a property of interest without returning to your office. You can prepare property reports and even sign and send electronic forms. When representing a buyer, you can use ViMO to:
·        View listing and sold results in a particular neighbourhood – this can prove useful when you are on the road with clients who see a property of interest and want instant information.
·        Use heat maps to identify areas by key market indicators including average sale price, growth rate, market turn-over, etc… This can help you take a look at a neighbourhood as a whole. Use the colours on the heat map to differentiate different types of neighbourhoods.
·        Access custom area market statistics.
·        Learn about schools, points of interest and the people who live in a particular area.
When representing a seller you can use ViMO to:
·        Research the property and comparable sales in the area to derive a list value.
·        Look up demographics information about the neighbourhood when highlighting attributes on a listing.
You can also take your own photos of properties of interest or listings and associate the information to a particular client or deal inside ViMO! All research performed in ViMO can be saved and associated to a particular client. You can also generate branded neighbourhood demographics reports that you can instantly email to a client from anywhere you have an internet connection.
The ViMO app enhances face-to-face interactions with your clients because you are able to speed up processes and increase the time spent with your client, thereby maximizing value while respecting their time. Being able to do more electronically makes you more efficient because you are able to expedite transactions faster.
